The graph below highlights the sales at Northpoint by SF and Price.  The most recent 6 sales at Northpoint have reached the highest level to date for the development which was sold out in 2013.  The previous 6 sales equated to an astounding $681 SF.  To put those prices in perspective, last year Northpoint condominiums sold for on average $563 SF or almost a 20% increase year-over-year.  Inventory at Northpoint and all of Cambridge remain historically low.  The low inventory coupled with low interest rates has created a create selling environment.  It also represents a great opportunity for buyers who can purchase and lock in a 30 year-fixed mortgage at historically low rates.

The rental market at Northpoint remains strong however recent buildings being constructed around the condominiums (Echo and Tango) may create competition on price.  20/20 Liberty is building hundreds of apartments and the preexisting rental product owned by Avalonbay equates to nearly 700 units of rental.  That being Said both Echo and Tango appear to be renting at great rental numbers getting $3.22 per square foot monthly.  In general we anticipated demand to continue in the rental market.  The condominium market will continue it’s 2014 gains into 2015 so long as interest rate increases over the long haul don’t damper demand.

East Cambridge Courthouse Update

Anyone living in East Cambridge, or any part of Cambridge, is probably aware of the eyesore located at 40 Thorndike Street on the corner of Third Street in East Cambridge otherwise known as the Edward J. Sullivan courthouse.  This extremely tall building stands out like sore thumb when compared to the 4 story row house brownstones across the street or any housing located within half a mile excluding developments like North Point, Kendall Square or buildings located on the charles river.  As you can see via the below photo, the building is not pretty to look at…

And anyone familiar with Cambridge’s history will know that the building was forced upon the residents in the 1970′s even though it violated height restrictions, among many other issues.  Now that the city officials have vacated the building,  Leggat McCall recently was awarded the ability to redevelop the project after putting forth the highest bid in a competitive situation.  That being said, Leggat McCall needs to get through the Neighborhood approval process, which sounds like a tall order given their disdain for the height and scope of the project that Leggat McCall put forth.

Local residents argue that the building should never have been built in the first place and Leggat McCall’s plan to add stories, not reduce the size of the building, has been scoffed at by locals. Some of the issues raised against the project include increased wind, already low levels of parking in the area and the height of the building compared with the neighborhood.

Leggat McCall, which wanted to start construction as early as late Spring / Early Summer has argued that they need to have the project be profitable.  Between removing $50 Million worth of Asbestos and construction costs,  McCall is arguing they need to the size to justify the costs.  And as of late June,  Leggat McCall agreed to reduce the size and scope of the project.

Yet, still no news on whether the residents will agree with the plan, which is said to include 24 apartments and thousands of square feet of office and retail.

Sales Jump 9.6% Nationwide in January
